🎉Surprises From Turning 38🎉

•I pick iced tea over wine wayyy more than I did 15 years ago
•Now I get why my grandma loved elastic waist pants
•I frequently get to 2:00pm every day with literally no recollection if I’ve eaten that day
•Having a career you love is great— but it’s not everything. (*Still working on this*)
•I see the value in paying others to do all the things. I’m tired.
•Unbelievably shocking how tired I always am. See above.
•My fundamental beliefs about politics, religion, social issues….continue to shift every year.
•I enjoy (profoundly) cleaning. I woke up this morning with no appointments and excited to clean my house.
•My inner circle of friends has remained small & loyal. Wouldn’t want it any other way.
•As with every birthday, I stand shocked how my life has gone through so many turns, dead ends, and roller coasters. 38 doesn’t look like how I thought it would.
•Much to everyone’s surprise, I’m looking forward to my 40s that are looming. My 30s have been pedal to the metal, & I’m ready (& excited!) to take my foot off the gas.

3️⃣8️⃣…but 29 & holding [still].

$I made a conscious decision with this house build— every decision was weighed based on how much joy & contentment it would bring me versus how much freedom & joy I would have by not spending extra. One such example- the blinds. Of course I wanted custom plantation shutters. Or grass shades. But in the end, I couldn’t see myself getting extreme joy out of custom blinds when I could save money, have a cheaper mortgage or afford an upgrade that would bring me joy. My goal is to live debt free…eventually be mortgage free. And the custom blinds just didn’t help me reach that goal. And you know what? Those stock blinds do just as good of a job at a fraction of the cost. Now if I can just find drapes that bring me joy but aren’t a million bucks…$

What makes a client loyal? I’d love to hear your thoughts in the comments.

•Is it because they felt taken care of?
•Is it because they believed you went above & beyond?
•Is it because your integrity was obvious?
•Is it because you nurtured a relationship with them beyond the sale?
.
It’s much harder, in any industry, to maintain loyal clients than it is to lose clients because they quickly reassigned their allegiance. But in any business, the best business model is to treat people with respect— and, magically, that seems to also breed loyal clients.

Hi friends- just checking in to do a little myth busters session. You ready? Let’s go!

❌You do not HAVE to have the big house in the coveted subdivision with more amenities than you can count.
.
❌You don’t need 20% down to buy a house…or perfect credit. In fact, you can get into a home without any money out of pocket.
.
❌You don’t have to sacrifice your sanity, your off work time, your work/life balance to succeed or satisfy your clients or boss.
.
❌Just because you’re spending less than you make doesn’t mean you have your spending under control.
.
❌Taking the job with the most money is almost always a mistake.
.
❌The role of a woman isn’t in the kitchen…it’s in the board room, the family room, the executive’s chair…it’s any damn place she wants.
.
❌Your house doesn’t have to be magazine worthy or perfect. Don’t over spend, over stress, or feel inferior if your real life doesn’t match your Insta feed (ps check out @serene.and.co for more tips on this!)

❌Happiness trumps all. If your career doesn’t ignite your passion, quit. If your relationship doesn’t make you happy, why stay? Nobody else cares about your happiness but you, so advocate daily for it!

But let’s also take a minute to admire that lush, green grass. I tackled seeding my backyard yesterday- and, whew, that project kicked my tail.

Now let’s just hope come Spring the backyard is just as beautiful as this!

•I’m sorry, your contingency offer just isn’t going to compete.
•Unicorns don’t exist right now. Expect less for the time being. Compromise is king right now.
•A cooling market is STILL a seller’s market
•Yes, we have to disclose the foundation problem. And if you don’t, I’m required to.
•No, you won’t find a deal. An off market unicorn. If it exists, the sharks are already swarming because they smell blood in the water.
•Time is NOT your friend. No, you can’t go home and “sleep on it.” No, we can’t wait for a showing until this weekend. Yes, you’re going to be inconvenienced in the home shopping process.
•What you think a house is worth isn’t relevant to the current market conditions. As my dad says, the market just doesn’t care about your opinion.

The single greatest dating tip I’ve ever heard is simple & profound:

“If a guy is treating you like he doesn’t give a shit, he genuinely doesn’t give a shit.” (Name that movie 😉)

While this is exceptionally accurate in the dating world, just know it’s accurate in all areas…

•If your lender is treating you like you aren’t a priority, YOU AREN’T.
•If your boss doesn’t act like he values you, HE DOESN’T.
•If your agent isn’t treating you like more than a paycheck, YOU AREN’T.

You don’t have to put up with a guy that doesn’t give a shit…or anyone else not valuing you!

Listen, this wasn’t always my reality. Far from it.

I’ve rented tiny condos. I’ve had obnoxious neighbors. I’ve had views of the back of commercial buildings. I’ve struggled (A LOT) to pay a $600 mortgage. I could only afford my first house thanks to a tax refund and Dad gifting me his real estate commission.

If you’re in the hard. The dumpy condo. The broke. Keep grinding. Keep working.
