I never thought I’d build a house. Or live in a house with no projects. But I’m settling into this stage of life where I want to LIVE and enjoy the life I’ve worked so hard to create. And I’m DAMN proud I’m doing all this without a man!

We have a saying here in the south: There’s no reason to buy the cow if you get the milk for free.

I started my real estate investing career a decade ago and the blog followed not long after. Never was the intention to have a blog for OTHER people. It was for me to remember my projects.

In the decade since, I’ve given A LOT of free milk to people. And that’s my fault. When people get something for free, it has no value to them. Even if the milk is priceless.

Over the course of the last decade, I’ve been told:
.
•”I’m going to share your tips with my NWA Realtor when they list my house”
•”Would you mind giving me all your Realtor tips so I can FSBO my house?”
•”Can you send me all your favorite lenders and subs?”

This was started for ME, & while I want everyone to feel empowered, equipped and brave— I’m not here to give you a playbook of how to cut a Realtor out of your transaction, or to give you all my resources just for you to use another Realtor.

When you give the milk for free, you feel burnt out and used.
.
SO THINGS ARE CHANGING AROUND HERE & HERE’S HOW:
✔️My entire blog is now password protected
✔️Only newsletter subscribers will receive passwords to unlock content
✔️I will be posting far less “insider tips”

I was a senior in high school on 9/11. I was so ex

I was a senior in high school on 9/11. I was so excited about Sept 11, 2001. Our high school had a huge cross-town rivalry football game the night before- and we won. They rewarded the seniors by letting us have the morning off from school on 9/11. I didn’t have to be at school until noon which meant I got to sleep in- my favorite thing to do.

Early that morning on 9/11, Dad came and woke me up. I remember being so annoyed that he bothered me on my day to sleep in. He came back in a second time and loudly yelled- a plane just flew through the WTC.

I groggily drug myself out of bed- confused. I walked into the living room— Dad frantically trying to reach my mom at work on the phone. Just as I glanced at the TV showing real-time of the first tower and smoke billowing out, I saw another plane fly through the 2nd tower. I immediately yelled for Dad that another plane just flew through the 2nd tower. He dropped the phone and we stood speechless watching the TV.

I asked him what the heck was happening- and I vividly remember his answer:

“Jennifer, history is happening.”

In some ways like 2020, the world as we knew it shut down after 9/11. There were so many unknowns. Unending fear. Stories of good though.

It’s been almost 2 decades since 9/11. Maybe the memory is so distant we’ve forgotten the great comeback story of the US. Of humanity. I hope we don’t forget the lives lost, but I also hope we don’t forget the comeback. How humans cared for those next to them- or across the country. How communities came together. How we focused more on what made us the same- rather than what made us different.

I’m focusing on the comeback...because if we could ever use one again- It’s now.

Why now? . One of the many questions I was asked w

One of the many questions I was asked when I decided to sell Flip 5.
.
The answer was easy: FREEDOM.
.
For a decade I’ve worked and lived in a gazelle-intense speed with that one goal.
.
For people like me, every big chess move is part of a very calculated plan. And this was mine: In 3 years I’ll be 40 (😳), and over the last year I’ve been working religiously with my financial advisor to set some concrete milestones for how I want retirement to look— and when I want it to start.
.
The last decade- and my next big move (stay tuned!)- have catapulted me towards those goals.
.
I’m a big fan of goals. BIG, scary goals. You accomplish them one small move at a time— even if it takes more than a decade to get there.
.
So here’s to retirement- fruity drinks at the beach or lazy fall days roasting marshmallows! Whatever your goals, make sure every day and every decision gets you one day closer.

At the beginning of August, I made a conscious decision to drastically change this habit.

In fact, I reduced my monthly dining out budget by 63%!

⁉️BUT THIS IS THE INSANE PART:

➡️By taking that ONE MONTH of money I would’ve spent eating out and putting it into a Roth IRA, that 1 month grows to:

$1,209.

And that’s only if I never contributed another dime to the Roth.

😳So imagine the power of reducing one line item on your monthly budget and throwing it at your retirement or some other investment each month!

📌HERE’S A CHALLENGE FOR YOU: Pick one budget item for September and work tirelessly to reduce it— while simultaneously investing that money!
